These terms apply when you use the MavLands website and request a price check or any other service from MavLandsIntelligence ("we", "us"). By using the site or paying for a service, you agree to them.
What the service is
A price check is an indicative market assessment. It compares the price you were quoted with asking prices for similar properties advertised in public listings. It is not a valuation and not a record of sale prices. The final agreed price of a property can differ.
What it is not
- It cannot be used for a bank loan, tax, insurance, a court matter or any other purpose that needs a formal valuation.
- It is not a check of the deed, title, boundaries, access, planning status or the condition of a building. Ask a lawyer and a qualified surveyor before you pay any deposit.
- It is not financial, legal or investment advice, and not a recommendation to buy or not to buy. The decision is yours.
Data and accuracy
We work from publicly advertised information, which can be incomplete, out of date or wrong. We show how much data a report rests on through its comparables count and confidence label. Where there is not enough data, we say so. We do not promise that a report is complete, accurate or error-free.
Your information
You are responsible for the details you give us, including the town, size and price. A report is only as good as those details. How we handle personal data is explained on the privacy page.
Price and payment
Prices are shown in US dollars on the site and are paid once per property unless the service says otherwise. Payment is currently by bank transfer, with details shared by WhatsApp after you submit your request. We may add a payment provider later. Any bank, transfer or card charges are yours.
Delivery
We send the report by email to the address you give us, within the time stated on the site when you order. If the address is wrong or the email is blocked, delivery may be late.
Refunds
Refunds are as described on the site at the time you pay, including a full refund if we cannot benchmark your property. Nothing in these terms limits any right you have under the law that cannot be limited.
Use of reports
A report is for your own use. You may share it with family, advisers and agents who help you with the purchase. You may not resell it or publish it as your own work.
Limits on our responsibility
To the extent the law allows, we are not responsible for losses that come from a decision you make using a report, including a decision to buy, sell, pay a deposit or negotiate. Our total responsibility to you for any one service is limited to the price you paid for it. Nothing here excludes responsibility that cannot be excluded by law.
Third-party sites
We may link to other sites, such as advert pages or maps. We do not control them and are not responsible for them.
Changes
We may update these terms. The terms in force when you place an order apply to that order.
Governing law
These terms are governed by the laws of Sri Lanka. The courts of Sri Lanka have jurisdiction over any dispute, unless the law gives you the right to go elsewhere.
